Application filled out online or brought into the office2. 1 Full Set of Building Plans - (garages, decks and pole buildings may be hand drawn - all else needs to be drawn to scale) You will also need to provide the following: Foundation plans w/ rebar schedule and steps in elevation; Floorplans with dimensions and labeled rooms; Wall Cross-sections; Elevations (straight on view of the structure), ; and stairs and decks. 3. Roof Truss Plans - Must be engineered by a SD state Licensed Engineer (Homemade trusses are NOT allowed) The truss plans must include the Ground Snow Load (GSL), which is based on your properties elevation. It is best to call our office for the elevation found on the Lawrence County GIS Map. 4. Site Plan - A drawing showing the following: All property lines and dimensions of the lot; Location of all existing and proposed structures; All setbacks measured from all property lines and roads, streets, easements or section lines, etc; All incidental uses such as wells, septic tanks, drain fields, waterways, driveways, utilities, existing easements, slopes, etc. Additional information may be required if on commercial property such as parking, signage, and drainage.) 5. Retaining Walls - structural date is to be submitted for walls over 4' in height. 5. Needed if Applicable: A. Proof of Sewer Permit # and Septic Design if New (if existing provide receipt of last pumping) B. Wildfire Mitigation Plan or Survivable Space Plan (if lot was approved on or after September 15, 2010) C. Elevation Certificate (if structure is located in or near the floodplain) (May be required to provide as-builts elevations) As-built elevations may be required if property has an Elevation Certificate.

All work must commence within 180 days. 3. As of February 1, 2014, all structures in Lawrence County shall obtain a Certificate of Occupancy. All property shall undergo the following inspections: Setbacks/Footings & Foundation, Framing and Final ALL INSPECTIONS NEED A 24 HOUR NOTICE. 4. All Commercial pole buildings, post frame or steel shall have a South Dakota Engineered Stamp. 5. All of the following contractors shall be licensed in Lawrence County prior to any work commencing: general contractors; excavators; concrete; carpenters; plumbers; electrical; and mechanical.

Please give an estimate of your setbacks from the structure to all lot lines. If you are within 50' you may be required to do a site plan survey by a surveyor. (This also includes to any public rights-of-ways; private roads/easements or Section Lines.)
Please choose the person you used to design your septic system. Must be a SD State Licensed Engineer.
This is the FEMA FIRM PANEL # which tells us where you are located within the Floodplain.
All building permits requested that have any part of the property in a floodplain may be required to also obtain a floodplain development permit (FPD).
Only one residence is allowed per lot.

This permit becomes null and void if the work or construction authorized is not commenced within 180 days, or if work or
construction is suspended or abandoned for 180 days at any time after work is commenced within one year from date of issue.
All work shall be done in accord with the approved plans, except where such approval is in conflict with other codes. The
approved plan not be changed or modified without prior approval of the Building Official.
It is the responsibility of the permittee to obtain the required inspections. Failure to notify this department that the work is
ready for inspection may necessitate the removal of some of the construction materials at the owner's expense in order to
perform such inspection.
The following inspections are required by the International Code and Local
Ordinance (24 hours notice is required):
