Platting Information

All proposed subdivisions must be approved through a four-phase development process.

  1. Presentation of a Layout Plan;
  2. Preparation and submission of a Preliminary Plat of the proposed subdivision;
  3. Preparation and submission of a Boundary plat of the proposed boundary of the subdivision (if required);
  4. Preparation and submission of a Final Plat of the proposed subdivision.

The applicant, or authorized agent should meet with the Planning and Zoning Office prior to submittal of the Layout Plan or Preliminary Plat. The purpose of the meeting(s) is to discuss the Application Procedure and Approval Process and criteria; to familiarize the applicant with the goals and objectives of the County; and to discuss the proposed subdivision in relation to concerns.

***Plats submitted at the Plat Submittal deadline does not guarantee a place on the agenda. Staff will determine placement of a plat on an agenda once final review and compliance is reached.*** 

Surveyors are responsible for submitting plats that are in recordable format and meet all platting requirements. Staff can pull or remove a plat from any agenda if it deems that document does not meet the criteria set out in the ordinances. ****If your property falls within the 3 - Mile Platting Jurisdiction as shown on the GIS Maps then you will need to work with the City of Spearfish to complete your platting process.****
