The application must be filled out in its entirety and payment of all fees is required at time of application (cash or check only-all returned checks will be charged a $40 fee). Make checks payable to Lawrence County Treasurer’s Office. If the Building Permit Official has any questions regarding the plans, site plans, or Floodplain Areas, the Director of Planning & Zoning will have to approve the permit. Fees are figured based on the square footage and rates already approved. ***It may take up to 5 days for the building permit to be issued***
* Application* Full Set of Building Plans drawn to Scale Elevations ¼ scale, floor plans ¼ scale and details ½ scale; 1 for Building Department (Including floor plans, cross sections, elevations, stair sections, and decks. Plans shall include Elevations with steps in Foundation. Floor plans with dimensions and labeled rooms. Foundation plan with interior footings, step in foundation, rebar schedule. Structural data shall be submitted for floor joists, roof trusses, and beams. Homemade roof trusses are not allowed.)* Site Plan (Drawing of your lot showing all property lines and dimensions of the lot; location of all existing and proposed structures; all setbacks measured from all property lines and roads, streets, easements or section lines, etc; all incidental uses such as wells, septic tanks, drain fields, waterways, driveways, utilities, existing easements, slopes, etc. Additional information may be required if on commercial property such as parking, signage, and drainage.)* Truss Plans (Engineered; stamped; and signed by SD Engineer. Plans must include Ground Snow Load expressed in Psf based the on geographical elevation of the site. The permitting office is the final determining factor on what GSL your structure requires.) Needed if Applicable:* Proof of Sewer Permit # and Septic Design if New (if existing provide receipt of last pumping)* Wildfire Mitigation Plan or Survivable Space Plan (if lot was approved on or after September 15, 2010)* Elevation Certificate (if structure is located in or near the floodplain) (May be required to provide as-builts elevations) As-built elevations may be required if property has an Elevation Certificate.
OTHER ITEMS: ❏ Lawrence County Invasive Species Department - Dave Heck, Supervisor - 605-642-1976 http://www.lawrence.sd.us/weedpest.htm SDCL 38-22-16 (Infested land declared public nuisance--Protective operations by secretary. If any owner of weed or pest infested land fails to rid the land of such infestation and the secretary of agriculture finds that such infestation is a menace to neighboring lands or to the state or its people he may declare such infested land to constitute a public nuisance and may enter such infested areas and perform such protective operations as may be necessary.) ❏ All work must commence within 180 days. ❏ As of February 1, 2014, all structures in Lawrence County shall obtain a Certificate of Occupancy. All of the following contractors shall be licensed in Lawrence County prior to any work commencing: general contractors; excavators; concrete; carpenters; plumbers; electrical; and mechanical.

In order to figure out the fee we need specifics on each area of the structure in square feet.
Please give an estimate of your setbacks from the structure to all lot lines. If you are within 50' you may be required to do a site plan survey by a surveyor.
Please choose the person you used to design your septic system. Must be a SD State Licensed Engineer.
All building permits requested that have any part of the property in a floodplain may be required to also obtain a floodplain development permit (FPD).
This is the FEMA FIRM PANEL # which tells us where you are located within the Floodplain.
If you have to receive an elevation certificate this will need to be obtained prior to the issuance of a building permit.
Only one residence is allowed per lot.
Has your lot been platted? If so we need this #.
What is the Deed # that transfers the property to your name?
What is the total acreage which you own?
This permit becomes null and void if the work or construction authorized is not commenced within 180 days, or if work or
construction is suspended or abandoned for 180 days at any time after work is commenced within one year from date of issue.
All work shall be done in accord with the approved plans, except where such approval is in conflict with other codes. The
approved plan not be changed or modified without prior approval of the Building Official.
It is the responsibility of the permittee to obtain the required inspections. Failure to notify this department that the work is
ready for inspection may necessitate the removal of some of the construction materials at the owner's expense in order to
perform such inspection.
The following inspections are required by the International Code and Local
Ordinance (24 hours notice is required):
